Wilmington Real Estate in 2026: More Choices for Buyers, More Strategy for Sellers

After 32 years in real estate, I’ve learned that no two markets are exactly alike. Some favor sellers, some create opportunities for buyers, and others—like the Wilmington market we’re seeing right now—require a little more strategy on both sides of the transaction.


The good news? People are still buying and selling homes in Wilmington. But the pace, pricing and expectations have changed from the frenzied market we experienced just a few years ago.


What’s Happening With Home Prices?

In New Hanover County, the median listing price was $527,000 in July 2026, compared with $544,700 in May. While prices can vary significantly depending on neighborhood, property type and price range, the recent numbers show a market that is becoming more balanced.



For buyers, that can mean more time to evaluate a home and potentially more opportunity to negotiate.

For sellers, it means pricing a home correctly from the beginning is increasingly important. Buyers have more information and more choices, and homes that are priced and presented well are in the best position to attract attention.


Buyers Have More Choices

Inventory has also increased from the extremely limited levels buyers faced several years ago. Zillow reported approximately 1,477 homes for sale in New Hanover County at the end of June, with 445 new listings coming to market during the month.


That doesn't necessarily mean buyers can wait indefinitely when they find the right home. Desirable properties in desirable locations can still generate strong interest.


But it does mean buyers may have an opportunity to compare homes, consider their options and make a more informed decision rather than feeling pressured to act immediately.


There May Be More Room to Negotiate

Another interesting number: approximately 66% of New Hanover County home sales were below the original list price in Zillow's May data.


For buyers, this is an important reminder that the asking price isn't always the final price. Depending on the property and circumstances, there may be opportunities to negotiate price, closing costs, repairs or other terms.


This is especially important for first-time buyers who may assume homeownership is out of reach. With rent costs remaining high, it is worth sitting down with a real estate professional and lender to understand what purchasing could actually look like before ruling it out.


Sellers Can Still Be Successful


A changing market doesn't mean it's a bad time to sell. It means strategy matters more.

The median time on market in New Hanover County was 63 days in July, according to Realtor.com data reported through the Federal Reserve.


Today's buyers are paying attention to condition, location, comparable sales and price. Preparing a property properly and establishing the right price from day one can make a significant difference in how buyers respond.


The days of putting almost any home on the market and expecting multiple offers immediately may be behind us, but well-positioned homes can absolutely sell successfully.


Why I’m Still Confident in Wilmington Real Estate


Market statistics tell us what is happening at a particular moment, but they don't tell the entire Wilmington story. People continue to be drawn to this area for our coastal lifestyle, beaches, established neighborhoods and the quality of life southeastern North Carolina offers. And real estate remains very local—a home in one Wilmington neighborhood can perform very differently from a similar home just a few miles away.


That's why I believe experience and local market knowledge become even more valuable when conditions are changing.
